I just attended this year’s Realtor Rally at the Denver Convention Center on Tuesday March 8th. Once again, as always, it was an eventful day packed with education, networking opportunities, and loads of vendors. Its a day where I always make it a point to attend.
This year’s Rally was a bit unique from others in the past. The main key meeting was a 2 1/2 hour session of panel speakers speaking about the housing market from both a national level and what’s going on in our own market here in CO. Led by 9news reporter Gregg Moss, we listened to David Stevens, from FHA; Tim Sandos from Wells Fargo Home Loans, Jed Smith with Quatitiative Research from National Association of Realtors; a representative from FirstBank Home Loans; and Patty Siverstein of Development Research Partners of Jefferson County. Also Colorado’s Governor John Hickenlooper spoke as special guest.
Some of the key points I heard during this session was:
-It is a fact that housing markets recover.
-80% of FHA loans are first time home buyers
-Colorado ranks 42nd in delinquent mortgages, and 37th in foreclosures
-there is a moderate incline in the housing market
-“We’ve hit the bottom, now is the time to buy”
One of the slides presented, I just had to copy down. I felt is was SO important in regards to home purchase:
-“The Home Ownership Dream”:
1. A home is for hour family
2. Longterm lifestle decision
3. Investment aspects are secondary
-It’s a good time to buy if:
1. You are in a good financial position to buy
2. If you are prudent (a sound judgment maker)
3. If you intend to be there for a while
4. A specific home or looking at market trends
-Situation “normal”
1. There are challenges, and we RISE to them!
I also attended several classes which will give me even MORE techy tools to use in my business, I’m really excited about. One of the classes was a new program which is by the National Association of Realtors – gives much more specifics on neighborhood market and information. The other was a social media class where I learned a few new tricks on Facebook, Twitter, LinkedIn, and useful blogging tips.
