Buyers, now is the time to buy! Interest rates are low. The houses on the market are priced competively, and some are selling very quickly! I listed a home in Thornton last month, and it was under contract within a week of listing. The average sales price for metro Denver in April was $249,000. April of 2010 it was $252,000. Although down very slightly (1.2%), but relatively the same. For the 2011 year to date, the average sales price is up .3%.
The number of sold homes in April 2011 was 3429, down from April 2010 at 4138. But keep in mind, this time last year the home buyer tax credit was in effect thru the end of April. So most of us in the industry expected the number of home sales to fall. Although it is a bit tougher to qualify for a loan, there are still some excellent programs out there and available, you just need to know the right people to go to and know that you are working with a trustworthy lender.
