July showed great improvement over this last year. There were 3835 properties sold in July 2011, as compared to 3200 July 2010. That’s a 19.8% increase! The average sales price was at $270,000 up from June 2011 of $266,000. The active inventory is still dramaticaly lower than where we were at last year. There was 17583 active listings thru July 2011. Thru July 2010, there were 25306 properties on the market. Thats a 30.5% decrease. (wow!).
Whats all this mean? Properties are selling. The average sales price in the Denver Metro area has remained somewhat the same in comparison to last year. and the inventory is incredibly lower than last year. If you are in a position to buy, its a great time! Interest rates are incredibly low. If you are thinking of selling, its a great time to have your home on the market. LESS competition, and the average sales prices of homes have remained very comparable to last years prices.
