10 Reasons To List a Home During the Holidays

1.  Serious buyers have fewer houses to choose from during the holidays and less competition means more money for you.

2.  Since the supply of listings increases after January, there will be less demand and  less money for you.

3.  Buyers have more time to look for homes during holiday weekdays.

4.  Some people must buy before year end for tax purposes.

5.  January is traditionally the month for employees to start new jobs so you can capture the relocation segment of the market.

6.  Selling may enable you to be a no contingent buyer in the spring.  Selling high, and buying low.

7.  Houses show better when decorated for the holidays.

8.  You can be on the market but choose to restrict showings during the few days around the holidays.

9.  You can sell now for more money but request a delayed closing or extended occupancy.

10.  People looking for a home during the holidays are more likely to be SERIOUS BUYERS!

and my bonus:  The number of properties was down 36% in the Denver metro area compared to end of November last year.  That ALOT LESS COMPETITION!
