Unless you’ve been driving around town with a blind fold on, you are seeing more of the “coming soon” signs than you have the “just listed” or “just sold” on those real estate signs.  More and more, sellers and agents are preparing their property well and getting that sign in the yard PRIOR to listing in the mls to create a “feeding frenzy” for when the property hits and preparing for multiple offer(S) situation.  Buyers are feeling the inventory pinch we have in the metro areas these days.  But still incredibly worth the battle for what are still very low rates (the average 30 year fixed sits at about 3.5%).  Our average sales price increased 12.4% compared to last year.  Now our averages sales price in Denver is $309,000.  The number of properties sold continues to increase over last year – even through our inventory shrinkage.  Now if we could just convince more sellers that now is a great time to sell! Its definately a sellers market, with our average days on market for April ending at 56. BUT this varies greatly. In alot of cases, new properties are going under contract in just a matter of days, or even hours!
