I’m sure most everyone has heard about our real estate market in Denver, CO. However, I don’t believe most people realize how low our inventory market actually is in Denver.
To put our current inventory levels into real perspective: In February 2017 there were 3878 active listings. Down -2.78% compared to last month, and down -2.14% compared to last year. However, if you go back just 3 years ago in 2014 we were at 7441 listings! That’s almost TWICE as much! With 100,000 people expected to move to Colorado this year, mortgage rates still relatively low, and Denver rental rates at an all time high, no wonder buyers are having to compete in this market. Its not out of the normal to hear of buyers competing against 15/20 offers on one home. Especially in the $350k and under price range. Denver is expected to remain in one of the top 3 real estate markets for 2017.
