*** The Denver Metro Real Estate Statistics are Out for September 2017 ***

Fall is in full swing in Denver!  We are just loving the color here in town.  It’s a mixed review on what’s happening with the real estate market.  Is it a market correction, or is it typical seasonal slowing?  Only time will tell….If you look at all the stats compared to last year, we are still higher on the sales price.  Number of homes sold is down, however inventory is really down compared to where we were last year.  We are STILL seeing a lot of price reductions on homes that were initially over reaching on their sales price or homes that have been on the market longer than expected.  The days of 15-20 offers is gone, HOWEVER homes that are priced right and marketed well still tend to go fast.

The average sales price for September 2017 $421,000!  Still, highest average sales price ever for month of September in Denver.

Here’s what September brought to the real estate market in Denver:

  • The average (including million dollar properties AND condos) days on market was 26 days
  • The average sales price in Denver was$421,000 ($427k previous month, $394k last year same time)
  • The total number of properties sold was 4485  (SLIGHTLY DOWN from same time last year 4885)
  • Active inventory 6749 listings:  DOWN from last month & DOWN -10.4% from last year
  • The average 30 year fixed rate on a mortgage at 3858%  with .5 points
