Happy 2016!!!
Here’s a snapshot of what the last month of 2015 brought to the real estate market in Denver:
- The average (including million dollar properties AND condos) days on market went to 33 days – Last year same time it was 40 days
- The average sales price in Denver went up to $373,000 ($360k last month, $340k last year same time)
- The total number of properties sold was 4224 (up from 3795 same time last year & 3322 in November)
- Active inventory still low at 4000 listings (To give a little perspective, in Dec 2012 there were 9257 listings, and that was DOWN 41% from the previous year!)
- The average 30 year fixed rate on a mortgage at 3.96% with .6 points
Overall, the average sale price for the year 2015 was up 11.6% compared to 2014, and the average number of properties sold up 3.2% compared to 2014 – which is GREAT considering our inventory was DOWN 18.6% compared to 2014!
